As the Internet becomes more and more sophisticated and social media become more and more popular, where the visual aspects play a decisive role, the expectations and behaviours of clients make that only those who can attract attention on the web will win.
1. A beautiful picture is worth 1,000 and even 100,000 dollars
The quality of photographs affects the price of a property. It just pays to hire a professional photographer who uses leading edge and expensive equipment as such approach translates into a higher selling price. Surveys by Redfin Corp. show that professional photos make prospective buyers ready to accept higher starting prices and pay more for a property. Sellers who used professional pictures in their offers earned $934 - $116,076 more, depending on the starting price. Survey by the “National Association of Realtors” (a U.S. magazine) show that as many as 98 per cent of persons who are looking for a home online believe that the pictures are the most important elements on websites of estate agents.
Offers with professional photos have 61 per cent more views than those with amateur pictures – according to Redfin surveys (The Wall Street Journal, Aug. 26, 2012).
In turn, surveys carried out by Papilios demonstrated that offers with professional photographs have even 139 per cent more views than the same offers with amateur pictures.
Anyway, the advantage of offers with professional photos is huge.
Of course, a high number of views does not mean that the property can always be sold immediately for a high price, but the chances of success are considerably higher. An advertisement is like a date – it is the first impression that counts and it is vital factor in the decision making process when buying a property.
Over 95 per cent of people searching for a property first look at photographs - on average for 20 seconds of less than a minute they spend each time to view offers. As many as 41.5 per cent do not read property descriptions at all! - according to surveys by Michael Seiler, founder and director of the Institute for Behavioral and Experimental Real Estate at Old Dominion University at Norfolk, Va.
